What is a Homeowners Association?

  • A Homeowners Association is a non-profit organization in a planned community that is initiated by the developer and registered as an encumbrance on all the properties in the community. A Homeowners Association collects dues to pay for the maintenance and enhancement of the community.

What role does the HOA play as compared to the City of Edmonton and the Greater Windermere Community League?

How much are the West Ambleside Homeowners fees?

  • The volunteer Board of Directors sets the annual homeowners association fees as part of the budget process (see the HOA Payments page).

Can I opt out of HOA fees?

  • No. HOA fees are under bylaw and help to ensure the preservation and enhancement of our neighbourhood. If outstanding fees are incurred, the costs of collections are added to the original annual fee, and will be more that the original fees.
What do my HOA fees pay for?
  • Your annual HOA fees pay for the maintenance and enhancement of our neighbourhood as well as communication mediums (website, AGM etc.).
How do I pay my 2022 fees if I am a home owner or condo owner?
  • 2021 are due on April 1, 2022
    • Complete this PAP Form and remit with a VOID cheque to Group Three Property Management for processing.
    • You can send a cheque or money order to Group Three Property Management. Payable to: West Ambleside Homeowners Association Mail to: 1250, 5555 Calgary Trail, Edmonton, AB, T6H 5P9
  • Fees for 2021 are now overdue and are only payable through Group Three Property Management.  Please follow the directions in the latest 2021 letter you received to make payment.
 
I thought condo HOA fees were going to be part of our condo fees?
  • Condo fee budgets have already been set and do not include payment of the West Ambleside HOA fee.  As such, your condo fees DO NOT cover this cost.  All condo owners must pay this fee on their own via the methods listed above.
Does the HOA take care of landscape maintenance in our neighbourhood parks?
  • All parks and green spaces are owned and maintained by the City of Edmonton. The HOA does additional landscaping to keep them at a higher standard.

Why did I receive notice that the tree in my front yard is being replaced?

  • The HOA is not involved in the replacing of these trees.  This is the responsibility of the community developer.  They can be contacted at info@amblesidewindermere.ca
 
How do I know if my house is within the West Ambleside HOA boundaries?
  • If you are within the West Ambleside Boundaries on this map, then you are part of West Ambleside for purposes of the Home Owner's Association.
 
How do I get my Landscaping Deposit back? 
  • The landscaping of private property is not regulated by the HOA, and the final acceptance is required by the Developer to be able to release the landscape deposits.  Please contact your builder first and then the developer at 780-431-2805 for more information.
What is the paint colour required for fences in West Ambleside and where can it be purchased?
  • The paint colour for West Ambleside is PEWTER by Cloverdale Paint.
Are there any architectural guidelines I should follow?
Where can I report Graffiti?
  • The City of Edmonton has a program to help remove graffiti. Please contact 311.
Who do I contact regarding my front tree or boulevard trees?
  • Please contact your builder.
What management company is the HOA using?
Can the HOA add swings or other equipment to the existing playground?
  • The existing playground, near the north end of Ambleside, was established by the developer and then turned over to the City to maintain.  If you have any concerns please contact 311 as the City is responsible for all maintenance and repair / addition of equipment.

Where can I obtain a copy of the approved minutes from the last HOA board meeting?

Why don't we have a skating rink, swimming pool, community hall, etc. in our community?

  • These features cost a significant amount of money and are typically built by the community developer or the community league.
