About West Ambleside HOA

A not-for-profit community organization built on transparency, responsibility, and care.

The West Ambleside Homeowners Association (WAHOA) is a not-for-profit society originally established by the community developer to act as the Encumbrancee — the entity responsible for administering the encumbrances registered on property titles within the neighborhood.

What is an Encumbrance?

An encumbrance is a registered charge placed on a property title before it is sold by the developer. This obligation transfers automatically to each new homeowner, making membership in the WAHOA mandatory for approximately 2,000 homes in West Ambleside. Through this structure, the Association is authorized to collect an annual fee (commonly referred to as an HOA fee or rent charge).

Following developer turnover, a volunteer Board of homeowners was elected to oversee operations and represent the interests of the community.

Important Clarification

The WAHOA does not own any land, buildings, or private amenities.

  • All parkland is owned and maintained by the City of Edmonton
  • All fences are owned by individual property owners
  • Fountains are located on EPCOR stormwater facility property
  • No exclusive amenities such as pools, rinks, or private facilities exist

What We Do

The Association enhances the community by funding supplemental landscaping and maintenance beyond the City’s base services. This includes grass trimming, weed control, shrub bed maintenance, care along walkways, and upkeep of decorative features such as fountains.

Routine large-scale park maintenance, such as mowing, is handled by the City of Edmonton. By coordinating directly with the City for additional services, the WAHOA ensures compliance, minimizes liability, and maintains cost efficiency — an approach that contributed to reducing HOA fees in 2022.

Our volunteer Board is committed to delivering maximum value to homeowners while maintaining transparency and accountability in all operations.
